Notification of a dispute (deposit)

Facts:

I moved out on 14/08/2025 and requested the return of my deposit on the same day.

However, my landlord insisted that he would need to deduct several items from my deposit but never provided me with a detailed list. I refused any deductions because he did not allow me to view the check-in inventory. He insisted on using a non-comparative check-out report, which I found suspicious. I told him that I would not accept a non-comparative check-out report and requested my deposit to be returned in full.

After that, he stopped responding. What should I do now?

According to my agreement with the landlord and considering there was a bank holiday on 25/08/2025, can I send a notification of dispute to the agent/deposit holder tomorrow which is 29/08/2025? I have been waiting for 10 working days if I counted correctly…

Or

Do I need to wait until 01/09/2025? What would be the best course of action for me?

Don’t worry about the agreement. Go onto the deposit scheme your registered with and claim the deposit back in full. If the landlord doesn’t action anything on his end, you’ll receive the full amount. If he claims compensation, dispute it and go down the ADR route. It’s on the owner to provide evidence as to why amounts need to be withheld.

Thank you for notifying us that you have not received some or all of the deposit from the agent/landlord.

We will now contact the agent/landlord who holds the deposit and ask them to set out their proposal about how it should be repaid.

They will have 20 working days to respond and we will be back in touch with you when we have received their proposal.

There seems to be no good faith effort from the landlord to resolve this so I personally would not wait. Notify the agent, landlord and the deposit scheme that you expect it all back now.

Thanks! I emailed the agent and submitted the form to the deposit scheme….. it’s not good that I must wait for 20 working days from now for them to respond…..
