Hi accidentally dropped a pot on to the very edge on the glass on the electric hob in my rented flat, now i accept that its my responsibility to pay for it,i told my letting agent and they want me to replace it by me claiming on my contents insurance, my question is this right? I thought it would just come out of my deposit but also what about betterment as the hob wasn’t new when i moved in as already had lots lf scratches on one on the heating element sections and according from the model number it was last manufactured in 2019.
Again im willing to pay for my mistake but at a fair cost any advice?
They aren't that expensive so insurance might be ott and will be more expensive for you in the long run, can you not just talk to the landlord about repair options?
I recently bought a NEFF one of these and it was around £300 - there were plenty of cheaper options available. Just make sure the newer one is the same size or larger.
This is a good idea, you can probably come to a reasonable agreement and avoid insurance going up
You don't need to go through insurance, it's up to the landlord
Agreed but they might have chosen to, so having a conversation is a better idea
Unless it's your own house op just needs to tell the landlord who will deal with it. They will either take from the deposit at the end because the hob still works, leave it or they will just replace the whole thing. Whatever is in the apartment belongs to the landlord not op so landlord responsibility. Would be a different story if op broke it on purpose tho :)
No, it would be exactly the same story. This damage was caused by the tenant's actions; it doesn't matter a jot whether they did it accidentally or intentionally, they're still on the hook for fair repair costs (which should be a lot less than the full cost of a new hob, as the damaged unit is partway through its natural life).
Yep, glass hobs are super cheap nowadays. You can get a really good quality (either induction or heating element, I'd recommend induction) one for £300-500, and installing it is a breeze too.
Hopefully it's not a 90cm hob as those cost £££££
From deposit every time. There is no guarantee that insurance covers accidental damage, but even if it did the excess would probably be £100 so no point. A replacement hob isn't megabucks.
I think the electrician to come out and fit it will cost as much. Can't self fit these I think
Absolute piece of piss to swap.
Absolutely, but requires electrician
I am not a renter, but the one I bought recently came with a 13amp plug. No electrician needed if you have an available socket.
I never found one, the one i have, a 4 plate induction needs a 30 amp supply and goes into powersave mode if you run too much.
You broke it so obviously you should pay to replace it?
It doesn't work like that in rented places. It should come out of the deposit. Technically the landlord should pay for it because it's his. When my washing machine broke, the angecy had to tell the landlord who hired cheap ass men to come and replace it. Same with the toilet and the boiler. You only replace is if it's your house but this is the tenants so no they don't need to buy a new one that's stupid
So you think that can break what you like and the landlord should pay to replace it, no matter what the circumstance? That attitude is the reason people don’t like to put nice things in rentals
Op didn't "break what she liked" it was an accident and like I said. When you rent and something breaks, you tell the agency that tells the landlord that replaces it. I've had many things replaced weather you like that fact or not. My washing machine, boiler, toilet, taps, radiators.
That was in response to your attitude, not OP, but she has still broken it. I’m aware of responsibilities it just sounds like you have no respect for other people’s property.
You really don’t understand the concept of renting do you
So when something breaks accidental that means no responsibilities? Well in that case I hope my boiler doesn't get so old and breaks because that would be irresponsible, I hope my washing machine doesn't break on its own either and I hope the septic tank in my toilet doesn't break over time either because that's irresponsible and I hope the central heating doesn't go either. I hope there's no fair wear and tear in this place because that would be irresponsible of those objects 🤦🏼♀️
All the other items you mention are on the landlord. Dropping something on the hob that breaks it, whether intentional or not is on the tenant. If the tenant doesn't move out for 10 years it can't realistically come out of the deposit especially if breaking the item makes it dangerous or it stops working, the deposit is for surprises that are discovered on the tenant vacating. Payment for this needs to be in the present and to come from the tenant, insurance or cash and the LL is being flexible in giving the opportunity to the tenant to deal with it so they can find the best method for the money.
So the landlord get a brand new hob for a hob that wasn’t brand new when moved in and already had signs of wear, again i know im at fault even being accidental but im trying to figure out what’s also fair.
This is the rub with breaking things 🤷. Plus, it will be worn and torn once you start using it.
But what about the no betterment rule?
It’s a cheap glass hob mate, not the Geneva Convention.
You are insufferable
A cheap ass man you say 🤭
Can be as little as £50 to repair to £300 to replace, although that’s the top end. I would call the manufacturer and ask rather than going through insurance.
Replace cracked glass? Never heard of that. Not worth the time and hassle. Easier to replace whole unit.
It’s literally just a pane of ceramic glass with some metal stencils. If the cooker is only a couple of years old why on earth would you replace the whole thing?
Oh I've never used one attached to the oven.
As said elsewhere. Cheaper easier just to buy a new hob.
You're being done over by your honesty here OP.
if the hob still works, I would leave it until the end of the tenancy and then let them subtract from deposit. Deposit protection scheme will work out the ins and outs of what'd be fair value accounting for wear and tear and not contributing towards betterment.
A bit of caulk and black nail polish and hope it doesn't get picked up on inspection
Electrician will charge 100£ for 5 minute job. Cant do yourself in rented place if Im not wrong.
Tell them to do one, let them claim at the end from the deposit.
Then dispute it and let them prove it along with the replacement cost (which they won't get the full amount for).
