Hi, first time landlord here. I’ve hired an agency for tenant-find service only. They’re recommending me a rent-guarantee insurance:
“Vouch referencing is under the umbrella company of the Goodlord group. A rent guarantee policy subject to successful referencing through Vouch and will cost an additional £350”
Are Vouch and Goodlord reliable companies to do the referencing of tenants? Is £350 a fair price for rent-guarantee?
Anything else you’d recommend for a first-time self-manage landlord?

Both services are mostly fine; Vouch make no actual decisions and are there to acquire the data and the final decision of suitability lies with your agent. Vouch will not ever say yes or no. I’ll go a step further and say a third party referencing company will only ever use a reference as a route to market for let property insurance, and this is the definitive example. Consider what you’d want to check and measure it against what they’re doing. Suitability and intentionality are two very different things.
