Beware (from UK tenants)- "£500 cash for keys & write off arrears". Hope the LL can still file ccjs.

Yeah, scary isnt it. I would have done everything in my power to follow through and give them a CCJ

I understand the 'cut your losses' approach, and perhaps also the sympathy if the LL assumed the tenant was genuinely struggling.

But the tenant freely admits they have family nearby they can stay with, and chose to stop paying rent just so they could save up money to move!

>just so they could save up money to move!

You realise they need to move somewhere else after being evicted, right?

Of course. What's your point?

Absolutely and that's the way to ensure future landlords (and others) are protected. The point of CCJ and credit scores is to tag those that are a risk

They played a dangerous game; it could have resulted in a CCJ, making it impossible for them to rent anywhere. However, they were fortunate that the landlord needed quick possession.

A general CCJ doesn’t mean you can’t rent anywhere, we are currently renting with one, privately.

I was vague.

You'd fail referencing at all major letting agencies, which would lead them to ask why, to which your response is, "I didn't pay rent for several months" - you wouldn't get anywhere. You can get around it with a homeowner guarantor. The best bet is finding a landlord who is lax on their vetting process, but they are getting rarer given the tools available.

A CCJ for a bad business investment, or a mobile contract? Higher chance of acceptance

My partner has a CCJ from a mobile phone contract, we went private through OpenRent and use a company guarantor service called RentGuarantor. That’s worked for us.
