Open Rent for first time landlord

Would anyone recommend using OpenRent for letting out a property for the first time in Northampton? I have some experience managing my father's tenants over the years and maintaining the property, but I’ve never legally let one under my own name.

My plan is to use OpenRent along with landlord insurance that would cover rent loss in the event that a tenant fails to pay.

Any advice would be greatly appreciated 👍

I would definitely say to use OpenRent, but also make sure you’re doing everything you legally need to do. OpenRent is so easy that I believe people could become complacent of their own responsibilities.

Make sure that whatever reference you complete for the tenants is compliant with your rent guarantee insurance policy as if the tenants don't meet the requirements the insurance may be void.

Missed your response sorry. I have only used Alan Boswell Insurance but to date I have never had to claim so I couldn't tell you how easy it is.

I use it for all of mine. Make sure you do your due diligence on the potential tenants.

I would also recommend joining the NRLA. They provide fantastic advice, but also templates for contracts etc.

Join somewhere like https://www.landlordssouthwest.co.uk/ I know you are further north but it’s all online even the courses. Their tenancies have check lists of everything you need to give the tenants and they sign to say they have had it.
Get a decent tenant check done. Insurance won’t cover risky tenants anyway, check the policy carefully. Open rent is very good/cheap.

im a tenant who is in a flat i got from open rent. the process felt exactly the same as any other tenancy ive had through lettings agents, just without any middleman. a few emails back and fourth, relevant paperwork, esigning and done.
