feedback request on property management tool

fellow landlords,

as a landlord with a small portfolio, I've struggled to keep clean record of all my financial transactions, and maintenance records for my properties. I was tired of using multiple excel files for this. so I created a tool for myself to handle this more efficiently. over time, I fleshed it out and decided to release it for public use so others can benefit from it.

I would love to hear your feedback about it. what features would you like to see added?

Interesting. The limitations on transaction counts and storage space seems an odd choice, and possibly hard for customers to know what they are likely to need. Basing the tiers simply on number of properties would be much cleaner. Similar with "lease contracts" - is that at once, or all time? What happens if you have one property, but three leases over five years? How much storage space will I need to manage three properties? How am I meant to work this out?

Features look decent, but I'd focus more on the accounting parts - it's not clear if this offers sufficient information to submit a tax return, and for the UK you probably need to start thinking about exports into Making Tax Digital format, as that is coming in for landlords in 2025/26.

For the UK, you probably also want to focus on the statutory requirements:

- New contracts, including logging right to rent checks
- Deposits, and storing information on deposit protection scheme
- Credit checks. You might be able to make some affiliate income on these
- Electrical and Gas safety certificates, and renewal reminders
- EPC certificates
- Data protection registration

Remember to focus on the issues you are solving, not the features. Keeping legal with reminders, storing information safely so you do not lose it, understanding returns, dealing with tax returns.

For pricing, you need to show GBP as an option for UK landlords, or at least an estimate. I've got no idea what CAD is worth right now, and any extra effort you create will lower conversion rates.
