What date should the tenant pay rent?

Very simple question but couldn’t get a straight forward answer online:

AST ends on 29th April and goes into a periodic tenancy. At the start of the AST they paid 6 months up front.

Now they are paying a standing order - should they pay me on the 29th April or 30th April (and going forward the 30th of every month)?

If the tenancy agreement says payment is due on a certain day of the month - then it's due that day of the month stated on the agreement.

Otherwise, payment is due on the 30th of each month (or the last day of the month, if the month has less than 30 days e.g Feb).

Up to you. Talk to the tenant and find out if there is a date that’s convenient. It’ll be a pain for them if you make the rent the 29th and they get paid on the 30th for example.

The pay on the date in the tenancy, if they've been paying on the 29th then continue it going forward.

Thanks all - I’m going to recommend the 1st of every month to avoid confusion with end of month date changes + he will have definitely been paid. Thanks

Sounds to me like they paid 6 months in advance to the 29th April. That day is therefore paid for and so they should pay on the 30th as the first day of the next period and repeat each month. For Feb, I’d suggest the 1st March.

We usually ask for a few days earlier, so bank holidays, sundays don't interfere with the payment. And if it comes in, we can send a polite reminder to check the payment. Only once we had to make adjustment, as the tenant was being paid a day late.
