Reclaim renovations- property requires 10k worth of rendering - is that something I can deduct from capital gains when I come to sell?

Probably going to have to do a new roof at some point as well

First of all you can't claim the same expense against rental income and capital gain. Repairs are not a capital expense, so unless the roof is something very different or you are adding rendering where there was none they are really to be claimed against income (or losses carried forward to later rental income). If your surname is Raynor different rules might apply Vs mere mortals - the legitimacy of her CGT absolution was never explained in a form I could comprehend.

Is the rendering new or a replacement? If new you can claim it’s to improve the property so a capital expense but you will need to keep evidence that demonstrates it was new.

So in that case would it make sense to do the work and then sell it? I am looking at about 100k increase in property value since I bought it so I guess I am looking at about 18k capital gains and the rending is going to cost 8k if I did the work I think the property would probably be worth a bit more.

Very hard for me to comment. If you intend to sell, then this could reduce capital gains, but you need to compare what the equivalent savings in income tax would be; if you have a higher rate, it might be better to do this as an operational expense.
