Hi all,
What is your opinion on having a seating area, leading to a smaller kitchen, and then going onto a lean to/conservatory? This will lead onto the bathroom and another door leading to the garden.
I prefer a bigger kitchen with a breakfast bar and then a door leading to the bathroom, and a different door leading to the garden.
I've drawn a rough image below. Would appreciate advice on this as not sure what is good for overall value of a house and less maintenance.
I think having a bathroom off the kitchen is gross and would put me off a property. I also wouldn't want to go through a conservatory/lean to in winter as experience tells me they are freezing. If it's for a family, a larger kitchen is nice as kids can play/do homework at the table whilst parent cooks.
Personally I'd swap the lean to with a proper room/glass-roofed orangery and run the kitchen straight through K+L . That would leave space for dining in K and would stop K becoming pitch black. If B was large enough I'd also have a utility area leading off K to B to act as a buffer zone (no one wants the smell/sound of someone's poo where they eat and prepare food!)
